Tenant / Landlord Responsibility

To have any repairs completed as quickly as possible there are a few things you can do.

  • Give as much information about the nature and extent of the repair.
  • Tell us if it has led to other damage in your home.
  • Let us know when you are normally at home so a contractor can get in.
  • Leave a telephone number so we can contact you.
  • Let us know if your access details change.

When you report a repair to the new Out of Hours Service you will be asked

  • Which Housing Association you are a tenant with.
  • Your name address and telephone number.
  • Nature and location of the defect you are reporting
  • When you will be available for a contractor to call and carry out the repair.

Who's Responsible?

We are Responsible for most repairs and maintenance work, but there are some minor repairs you are expect to carry out yourself.



Our Responsibilities

As a general guide the Association is Responsible for:

  • The structure and outside fittings of your home, including drains and outside pipes.
  • The fittings for the supply of water and electricity.
  • The fixtures e.g. Sinks, baths, doors etc.
  • Heating Appliances e.g.. Oil and Gas fired boilers etc.

Your Responsibilities

As a general guide the tenant is responsible for:

  • Internal decoration.
  • Cleaning windows.
  • Cleaning extractor fans.
  • Replacing glass in windows or doors unless you can prove the cause of the damage was outside of your control (a result of an act of vandalism accompanied with a crime reference number).
  • Replacing keys or locks when keys are lost or when you get locked out.
  • Maintaining all fixtures and fittings installed by the tenant.
  • Adjusting or shortening internal doors, particularly when you have new carpets fitted.
  • Renewing hooks, shower and curtain rails or battens and shelves.
  • Replacing light bulbs, fluorescents tubes and starters, electric plugs and fuses.
  • Replacing batteries for smoke detectors.
  • Resetting trip switches.
  • Renewing and repairing plugs and chains to basins, sinks and baths.
  • Repairing or renewing toilet seats.
  • Keeping gully grids clear of leaves etc.
  • Maintaining general garden paths (excludes those giving main access to your front and back. doors).
  • Regular attendance to gardens (if applicable).
  • Fitting floor coverings.
  • Repairing or filling minor cracks to walls and ceilings.
  • Repairs caused by damage, either deliberate or accidental, e.g. tampering with boiler settings or running out of oil/gas. If we are requested to organise these repairs you may be charged for the works involved.
